Midwest Paper Pushers Responsibilities

  • Keep all parties informed – Introduction emails are sent your Client, Cooperating Agent, Lender and Title Company.

  • Create Transaction and Upload all documents for compliance to transaction management system.

  • Ensure everything is fully executed with proper dates, initials, signatures, broker information is completed and reach out for correction as necessary and monitor compliance.

  • Schedule inspections with a pre-chosen inspector.

  • Send/Request contracts/disclosures upon request.

  • Ensure the Lender and Title Company receive any amendments or changes to the contract.

  • Update Transaction managment system with changes to the transaction throughout.

  • Keep in contact with the title company and lender throughout the transaction.

  • Provide Agent and Client weekly email updates on the status of the transaction.

  • Collect HOA documents (if applicable).

  • Order Home Warranty (if applicable).

  • Review Title Work and inform agent of any issues.

  • Monitor appraisal timeline with Lender/Agent.

  • Follow up on repairs and receipts.

  • Provide access to TC checklist 24/7.

  • Conduct a final compliance audit of file 5 days prior and ensure CDA has been issued (if applicable).

  • Send represented Client and Agent a copy of all fully executed documents after Closing.

Agent Responsibilities

  • Negotiate Contracts, negotiate repairs or any changes to the contract.

  • Arrange EMO pick up/remind the buyer to wire as necessary

  • Complete inspection walk-through and final walk-through 

  • Provide exact wording and review for any documents being drafted throughout the transaction.
